Terms and Conditions

These terms govern your use of the Ghar Ustad website and set out the general basis on which we quote for and deliver work. Every project we take on is also governed by a signed contract with a written scope, a fixed schedule of rates and a stage-wise payment plan. Where a signed contract and these terms differ, the signed contract wins.
About us
Ghar Ustad is a construction and home improvement company operating in Islamabad and Rawalpindi, with a registered office at [address]. In these terms, "we", "us" and "Ghar Ustad" mean the company. "You" means the visitor, enquirer or client.
Using this website
You may browse this site, and print or download pages, for your own use in planning a project. You may not:
- Copy our text, photographs, drawings or brand assets for commercial use
- Present our project photographs as your own work
- Attempt to disrupt, scrape or gain unauthorised access to the site
- Submit false contact details or use our forms to send unsolicited marketing
We may restrict access to anyone who breaches these terms.
Accuracy of website information
The prices, timelines, ranges and specifications shown on this site are indicative guidance based on completed projects. They are not an offer and not a quotation. Material rates in Pakistan move frequently, and every plot, structure and finish level is different.
A binding price exists only in a written quotation issued by Ghar Ustad and signed by both parties.
Site visits, quotations and validity
- First consultation and site visit are free within Islamabad and Rawalpindi. Visits outside this area may carry a travel charge, agreed in advance.
- We issue quotations in writing, with a described scope, a measured bill of quantities where applicable, brand and grade of key materials, and a stage-wise payment schedule.
- Quotations remain valid for [30] days from the date of issue, unless stated otherwise on the document.
- Anything not listed in the written scope is not included in the price. If it matters to you and it is not on the sheet, ask us to add it before you sign.
- Detailed design, structural drawings, 3D visualisation and approval drawings are chargeable services unless the quotation includes them.
Contracts and scope
Work begins after a signed contract and receipt of the first stage payment. The contract records the scope, the specification, the drawings referred to, the schedule, the payment stages and the warranty.
Verbal instructions on site do not change the contract. Any change must be confirmed in writing, priced, and accepted by you before we carry it out.
Payments
- Payments follow the stages named in your contract. Each stage is invoiced when the corresponding work is complete and inspected.
- Invoices are payable within [7] days of issue.
- Payments are made only to the company bank account named on the invoice. Never pay cash to a site worker, supervisor or any individual account. Ghar Ustad accepts no liability for money paid outside the named account.
- Late payment beyond [15] days allows us to suspend work. Costs arising from that suspension, including standby, security and re-mobilisation, are chargeable.
- Prices are exclusive of applicable government taxes and duties unless the quotation states otherwise.
- Where a quotation is based on a schedule of rates, the final account is measured against work actually executed.
Variations and price adjustment
Construction changes. We handle it in writing:
- Client variations: any addition, deletion or upgrade you request is priced as a written variation order before execution.
- Unforeseen conditions: hidden defects, poor existing structure, unstable soil, buried services or undisclosed alterations are recorded with photographs, priced, and shared with you before work continues.
- Material price movement: for contracts running beyond [6] months, an adjustment mechanism, if any, is stated in your contract. Where no mechanism is stated, the agreed rates hold.
Timelines
We commit to a written completion timeline for each project and we schedule to meet it. That timeline assumes:
- Timely stage payments
- Timely decisions and approvals from you on finishes and layout
- Clear, continuous site access
- Availability of water and electricity at site, or an agreed arrangement
- No stop work notice from an authority or society for reasons outside our control
Delay caused by any of the above extends the completion date by an equal period. Extended delay may carry standby costs, notified to you at the time.
Client responsibilities
You agree to:
- Provide clear legal title or lawful authority to build or renovate the property.
- Provide the approved building plan and any society or authority NOC. We can assist with approvals as a separate service.
- Give safe, unobstructed access to the site during agreed working hours.
- Nominate one person as the decision maker. Multiple conflicting instructions cause delay and cost.
- Remove or secure valuables and personal belongings before renovation begins.
- Settle utility, society, gate pass and municipal charges relating to the property, unless the contract says otherwise.
Permissions and approvals
Building approvals, completion certificates and society permissions are the property owner's legal responsibility. We will advise on requirements and, where engaged to do so, prepare and submit documents. We cannot guarantee the outcome or the timeline of any decision made by a development authority or housing society.
Materials and specification
We use the brands and grades named in your specification. If a named product is unavailable, discontinued or subject to a lead time that would delay your project, we propose an alternative of equal or better grade in writing and proceed only with your approval.
Natural materials such as stone, timber and marble vary in grain and shade between batches. Variation within normal commercial tolerance is not a defect. You are welcome to approve physical samples before we order.
Workmanship warranty
- We provide a written workmanship warranty of [12] months from handover, covering defects arising from our execution.
- Manufacturer warranties on materials, fittings and equipment pass to you and are governed by the manufacturer's own terms.
- The warranty does not cover normal wear, misuse, neglect, damage by others, alterations by another contractor, settlement cracks within normal tolerance, or damage from events outside our control.
- Report a defect in writing. We inspect within [7] working days and agree a remedy date with you.
- The warranty applies only where the final account has been settled in full.
Site safety and third parties
Our teams follow safe working practice on site. Please keep children and pets away from active work areas, and do not instruct our workers directly. All instructions go through your project manager.
Where you appoint your own contractors to work alongside us, we are not responsible for their work, their safety, or delays and defects they cause.
Photography and publicity
We photograph and video our work for records, quality control and, with your written permission, for our portfolio. Publication happens only with that permission, and can be withdrawn at any time as described in our Privacy Policy.
Events outside our control
Neither party is liable for failure to perform caused by events beyond reasonable control, including natural disaster, flooding, severe weather, epidemic, civil unrest, strike, government restriction, prolonged power or gas shortage, or import disruption. We will notify you, mitigate the impact, and agree a revised programme.
Suspension, cancellation and termination
- You may cancel before mobilisation. Costs already incurred, including design, mobilisation, ordered materials and custom fabrication, remain payable.
- Either party may terminate for material breach, after written notice and [14] days to remedy it.
- On termination, we are paid for work completed, materials delivered to site, and non-cancellable orders placed.
- Custom manufactured items cannot be cancelled once production has started.
Limitation of liability
We accept liability for loss or damage directly caused by our negligence or breach of contract. Subject to that, and to the extent permitted by Pakistani law, our total liability for any project is limited to the total contract value paid by you. We are not liable for indirect or consequential loss such as loss of rent, loss of profit or loss of opportunity.
Nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud.
Intellectual property
All content on this website, including text, photographs, drawings, layouts, the Ghar Ustad name, logo and brand assets, belongs to Ghar Ustad and is protected by law. Design drawings we prepare remain our intellectual property; on full payment you receive a licence to use them for the specific property they were prepared for.
Complaints
If something is not right, tell us early. Write to ask@gharustad.com or call [+92 XXX XXXXXXX]. We acknowledge within [2] working days, investigate, and respond with a proposed resolution within [10] working days. Most issues are settled on site, quickly, without escalation.
Governing law
These terms and every contract we sign are governed by the laws of the Islamic Republic of Pakistan. The parties will first attempt to resolve any dispute through good faith discussion, then through mediation. Failing that, the courts at Islamabad have exclusive jurisdiction.
Changes to these terms
We may update these terms from time to time. The version published on this page at the date of your enquiry applies to that enquiry. Signed contracts are not affected by later changes to this page.
